京基一百(Farrells 经典项目丨京基100开业十周年)

深圳经过四十年的城市用地快速扩张，在土地资源非常有限的情况下，旧罗湖区正在经历有史以来最大规模的城市更新。其中，有重要历史和社会意义的蔡屋围渔村，是城市更新项目的核心，它是现代深圳最古老的村落之一。

After four decades of rapid urban land expansion with a very limited land resources, Shenzhen is now undergoing the largest ever urban regeneration at the old Luohu district. At the heart of this urban renewal project is the most significant Caiwuwei fishing village, both historically and sociologically. It is one of the oldest village surrounded by urban developments within the modernised Shenzhen.

十年前，Farrells受京基集团委托设计京基100开发项目，以更新蔡屋围村地区，其开发理念领先于时代。我们一直在与当地政府和村民合作，确保将拆迁居民安置回原来的地方，以真正延续当地社区。该开发项目包括归还给原住居民的七座商住安置楼，和一座441.8米的超高层塔楼，裙楼零售娱乐内街打造多层公共空间，为更广泛的社区提供服务。

A decade ago, Farrells was commissioned by the Kingkey Group to regenerate the Caiwuwei village by the creation of KK100 development. The development concept is ahead of its time. We had been working with the district government and local villagers so that the existing residents could be resettled at their original place – a true continuity of the local community. The development consists of seven new residential and commercial resettlement buildings which were returned back to the original residents. In addition, a 441.8m supertall tower with multi-layered public realm levels and an internalised retail & entertainment ‘streets’ development to serve the wider neighbourhood.

尽管京基100塔楼与其余的开发部分相连，但其纤细的比例和曲线却给人以视觉上的错觉，仿佛一栋独立的超高层建筑。与常规由建筑物底部，中间部分和冠顶组成的高层建筑的传统设计不同，京基100塔楼具有生长于地面的特色表达，主入口由构成塔立面一部分的参数化顶棚遮蔽。在这座100层高的塔楼中，下方四分之三为商业办公功能，其余上部为酒店功能。京基100的设计特色之一就是塔顶的独特旅行体验：以深圳市和香港茂盛的沼泽地为背景，高速电梯可直达位于400米高度的大教堂式玻璃中庭。中庭与其它公共及酒店设施一起运作，依然是深圳最高的公共游览休憩空间。

Despite the fact that the KK100 tower is adjoined with the rest of the development, its slender proportion and the curvilinear expression creates a visual illusion as if it’s a standalone supertall building. Unlike the conventional design of tall buildings which is usually consist of a building base, a middle section and a crown top, KK100 tower has a singular expression rooted from the ground. The main entrance is sheltered by the parametric canopy forming part of the tower façade. About three quarters of this 100-storey building are commercial offices, and a city hotel occupies the remaining upper portion of the tower. One of KK100’s design features is the unique travelling experience to the apex of the tower. With Shenzhen city and the lush marshland of Hong Kong as backdrops, the cathedral-like glazed hotel atrium at a height of over 400m can be reached directly by express elevators at grade. Together with other public and hospitality facilities, this atrium is still the highest public domain space in Shenzhen.

与老旧的蔡屋围村到处都是破旧的村屋、压抑的小巷和缺乏公共空间的原貌相比，京基100的开发创造了开阔的景观花园，为居民提供了各类公共休闲设施。裙楼的京基购物中心为居民提供了便利，商场可通往所有大楼，同时作为城市街区连接体直接与地铁相通，并形成了许多“城市房间”。

继京基100取得成功后，如今当地政府和开发商继续与原住民合作，更新蔡屋围村的其余部分及其毗邻地区。

In contrast with the old Caiwuwei village which was packed with run-down village houses, unpleasant alleyways and lack of communal spaces,KK100 development offers an extensive landscape garden for relaxation of the residents with numerous of communal facilities. It also provides convenience to residents by multi-levels KK mall and a direct subway connection to the underground metro station. The design of the KK mall is conceptualised by a couple of curved and internalised streets. These serve as urban connectors for the urban fabric and create a number of ‘city rooms’ within the development.

Following the success of KK100, the local government and developers are now working with local villagers to regenerate the remaining part of Caiwuwei village and its adjoining districts extensively.
